Sullivan Farms is located in the city of Franklin TN within Williamson County just west of I-65 and south of Mack Hatcher Memorial Parkway.  This family friendly subdivision is one of the largest in Franklin because it consists of approximately 750 single family homes scattered across seven separate areas: The Chase, The Cove, The Ridge, The Run, The Meadows, The Highlands and The Downs.   This area was built from the mid-1980s through 2004 and the prices range from $200,000-$400,000.

As you drive through the different sections of this neighborhood you will notice that the mostly brick homes are surrounded by mature landscaping.  Home buyers can choose from sizes that range from 1,800 to over 4,000 square feet.  Many homes offer crawl spaces, while a handful have basements.  If garage size is important to you, then you’ll want to know that the smallest garages in Sullivan Farms are two car garages but there are plenty of homes with three stall garages.

This is a wonderful place for families to look at real estate.  The Sullivan Farms Subdivision offers its residents many benefits.  The children in this area have access to the very strong school system in Williamson County and many like to take advantage of the swimming lessons that are offered during the summer at the private neighborhood pool.  The pool is open from Memorial Day through Labor Day.  The pool area, which is strictly for Sullivan Farms residents and their guests, offers a separate kiddie pool, a pavilion with public restrooms and the space to hold social events throughout the year.  Residents are given a personal key code to access the pool pavilion.

As with many middle Tennessee subdivisions, Sullivan Farms has a homeowners association for its residents.  The current fee is $350 per year.  Control of the Home Owners Association (HOA) was turned over to the residents in 2003.  If you enjoy taking an active role in your neighborhood you can run for election to the Board, or you can volunteer your time in the Welcome and Social Committee.

The people of Sullivan Farms stay connected through a community Facebook page and they enjoy coming together for the annual yard sale and other holiday festivities.  Sullivan Farms is conveniently located near several popular shopping and dining establishments such as Target, Kroger, Chili’s, and Panera Bread.  The local YMCA is also located nearby.
