             Frequently asked questions about our program: 

 Is this one of those "discount brokerages" that just puts my home in MLS for $500 and then I am on my own for the rest of the way to a hopeful sale and closing? I'd like to save money but I don't know what I am doing regarding selling a home in today's world..

No. This a full service effort supported and backed up by a team that has over 37 years of combined real estate experience and has successfully sold literally thousands of homes. We will lead you every step of the way. Our goal is to make this experience as painless as humanly possible.

 

What will you do to sell my home for me?

In short, we will do everything that a full service real estate company will do to get a home sold in today's economy. Here is a partial list of what we will be doing for you:

1. We will personally visit your home to sit down with you, advise you about the market, and show you what similar homes are selling for in and around your neighborhood by doing a thorough market analysis for you. We offer honest advice, not just what you may want to hear.

2. We will give you ideas to help you correctly stage your home to show it to prospective purchasers, and share with you any cost saving tips in that preparation.

3. We will take 20-50 digital photos of your home to use in our various forms of advertising to best demonstrate and show off your home to the general public and prospective purchasers.

4. We will place a brightly colored Re/Max Elite sign in your front yard to attract prospective purchasers (everyone recognizes the Re/Max emblem. Re/Max sells more real estate than any other company in the world). This sign will have our direct contact numbers and website address on it so potential buyers can reach us immediately to schedule an appointment to see your home, or go on line to see the details.

5. We will create a colorful flyer complete with photos and pertinent details for prospective buyers to take with them after viewing the home.

6.We will place your home in the local MLS system which feeds the information to many many other real estate related websites (Realtor.com,ReMax.com, Homes.com, etc.)

7. We will promote your home through our www.TennesseeDreamHomes.com website through various methods of search engine optimization and pay per click.

8. We will be available for you 7 days per week via cell phone or email.

9.We will assist you in negotiating the eventual sales price of your home. And make sure the sales contract is completed correctly and all contingencies are removed in a timely manner.

10. We will share with you names and phone numbers of various vendors (movers, painters, plumbers, electricians, handymen, Lenders, title companies, attorneys, etc.) to use in the process that have proven themselves with past customers and friends.

11. Finally, we will attend the closing with you to make sure there are no last minute challenges we are not on top of.

12. And we do all of the above without charging you anything for it!!

How are you able to provide this service and not charge for it?

Good Question. Everyone knows there are no free lunches in life and that the bills have to be paid.

All we ask in return for the above mentioned expertise and efforts for your benefit is your promise to buy a home through us within 60-90 days of the closing of your home. That is how we get paid for being of service to you on the sale of your home. We get compensated AFTER we have proven to you that we are committed to everything stated. If you will buy a home through us then we will do everything listed above (and more) to help you get to your real estate goals and dreams. And do it for FREE!

 

What if I am not buying another home. Will you negotiate your commission and still offer all the expertise mentioned above?

Real Estate commissions are always a negotiable topic. We typically charge a 6% Brokers fee or commission when we list a home and provide the above mentioned efforts if someone is not buying a home through us. BUT give us a call and let's sit down and discuss what your goals are and see if we can help you accomplish those goals.

 

What if after having my home on the market for awhile I decide not to sell for some reason? I've heard that some companies charge you if you withdraw your listing from them.

We understand your concerns on that topic. Sometimes life and needs change. We also know from years of experience that not all relationships are a good match. We want you to know that we have an "easy out" listing agreement that enables you or us to withdraw with a 48 hour notice with no charge to you. If we have not yet entered into a sales agreement with a purchaser you are free to withdraw the listing at any time. All we ask is for a couple of days to get the paperwork drawn up and signed and the sign and lock-box removed.

 

 How long are you offering this savings?

Another good question. We feel that due to our present economy we all should do what we can to help stimulate commerce. This savings for you is our effort in doing so. This program is not something we have offered in the past and is for a limited time only. Right now, only through 2010.
